Planning Permission Obtained and Work Has Commenced on Westgate House
Our development team has a knack for finding unique design solutions to maximize the potential of every building. They do this by thoroughly researching every new project, to uncover things other people might overlook.
This was quite literally the case with our latest project on Westgate Road, where a little bit of digging unearthed a lot of extra potentials.
Tyneside Developments was initially employed to renovate one 8-bedroom house on Westgate Road, part of a terrace of 4 properties owned by the same landlord. We were tasked with bringing the house up to the standard required for multiple occupancy licensing.
Following the renovation work, Tyneside Lettings Company stepped in and took on the management of the property, getting it to let to 8 new tenants for increased rent.
Our landlord client was delighted with the refit and asked us to tackle the surrounding three terraced properties, which were each divided into two flats.
The properties were in extremely poor condition, requiring extensive electrical and plumbing work to make them safe and habitable as multiple occupancy accommodation.
During the design phase for this part of the project, renamed as Westgate House, the TD team identified a new opportunity – to convert the basements of the terrace into 4 new apartments.
The current terrace is raised up from the road, providing an opportunity to excavate the front, improving the appearance of all the properties with the addition of front gardens and bin stores.
The new garden flats will generate additional rental income for our client, while also enhancing the entire terrace.
Tyneside Developments obtained planning permission for the scheme and work has now commenced. The finished flats will be ready for occupation in September 2021.
