Tyneside completes £3.5M redevelopment on Ellison Place to create Picton Manor
Picton Manor was designed and built entirely by Tyneside Group; it combines a one-of-a-kind location with first class quality and, subsequently, represents the single most exciting residential investment block in Newcastle.
The building is comprised of 11 self-contained residential apartments with a total of 46 bedrooms and 3 individual commercial units; one A3 planning class unit for café use and two A2 planning class office spaces. Tyneside Group occupies the larger office space on a standard commercial lease with the other units being let to third party companies.
Planning permission for the development was received on 9th November 2015 and all attached conditions were subsequently discharged. The Property was then entirely refitted in terms of mechanical and electrical systems; all cables and pipes throughout, including main supplies of gas, water and electricity, were wholly replaced with modern products. New underground drainage was installed, and all windows were replaced with new double-glazed units; timber on the North and East elevations and composite timber/aluminium on the South elevation. A full new roof was also installed with a man-safe system and lightening conductor.
Traditional features such as decorative coving, mouldings and skirting were also entirely replaced and upgraded to enhance the period feel internally, while the incorporation of a cladded extension to the rear has given the Property a contemporary feel when viewed from the South. The new 3rd floor, with full height glazing, provides increased light and a fabulous view across to the iconic Sage Gateshead and further round to the Tyne Bridge.
All asbestos was removed from the Property and a resin injected damp proof course (with guarantee) was installed throughout the lower ground floor.
As part of this work, an area of adopted highway to the front and side of the buildings was stopped up and purchased from Newcastle City Council.
